Regional Managers
Regional Managers are a key part of the corporate team. They
interface with company Vice Presidents, and Executive Officers. They are
responsible for overseeing a core group of properties plus have the
opportunity to work at tasks more global to the company's well-being.
As important members in our organization Regional Managers are
charged with the mission of developing the personnel within their
region. As the 'President' of a 'Division' within the company Regional
Managers coordinate vital operations. If you are one of the gifted few

Regional Managers oversee several
communities. While the on-site property managers handle day-to-day
operations, the regional managers provide the link between corporate
headquarters and the communities in the region.
As new properties are acquired,
regional managers work closely with the property managers and
Director of Leasing to ensure a smooth transition, while
implementing renovations, marketing, training and hiring of
personnel to bring the new property in-line with WNY operations and
standards.
As their title implies, regional
managers must have outstanding personnel management skills as well
as extensive experience in all aspects of residential leasing and
apartment management.
Property Managers
Property managers are essentially
the "engines" which keep each of our communities running smoothly.
Their responsibilities run the gamut from leasing to advertising to
overseeing maintenance, and making certain the properties are
operating within budget.
The ultimate responsibility for the
success of a rental community rests with the property manager who is
accountable for, and manages, all aspects of the community
including:

Leasing Consultants
"Occupancy" is the key to success in
the apartment industry. Revenue is only generated when an apartment
is leased. So leasing consultants, who usually have the first
contact with prospective residents, are a very important part of the
WNY organization.
Through their daily contact with
residents and prospective residents, whether in person or on the
telephone, leasing consultants "meet and greet," introduce residents
to the community, handle preliminary paperwork, show model
apartments and guide residents throughout the rental
process.
Service
Technicians
Keeping all apartments and
facilities throughout our communities well-maintained is a
round-the-clock job for our maintenance staffs. They are responsible
for handling everything from minor repairs, to major maintenance and
upkeep projects. Our maintenance professionals work under the
direction of a maintenance supervisor who is responsible for
scheduling, inventory control, training, and implementation of
preventive maintenance programs.
WNY maintenance professionals are
well-trained, highly-skilled professionals who combine technical
knowledge and expertise with excellent interpersonal skills. They
interact with residents on a day-to-day basis and also work closely
with on-site managers and corporate personnel to ensure consistent
quality control and maintenance throughout each of our
communities.
Property Administrators
Working at our corporate
headquarters, property administrators provide a vital link between
individual property managers and the main office. Each administrator
is responsible for a specific group of WNY communities and handles
accounting, disbursements, budgets and quarterly financial
statements for those properties.
Data processing skills, as well as
the ability to manage multiple projects simultaneously are important
for property administrators.
